Homes east of I-95, and especially east of the Intracoastal, deal with salt-laden air year-round. Salt accelerates chalking, corrodes metal railings and fasteners, and feeds mildew on north-facing walls.
For these homes we recommend a thorough pressure wash with a mildewcide, an alkali-resistant masonry primer on stucco, and a 100% acrylic topcoat with mildew resistance. On canal-front homes we also pay extra attention to the waterside elevation, which usually weathers fastest.
